Brea Homes: The Revitalization of a City
The 1980's saw attention being turned to the deplorable state of Brea's downtown. Buildings were in disrepair, businesses were stagnating and the area was anything but 'walkable'. A series of meetings between city officials and residents created a new vision of Brea's downtown and environs.
The aim was to redesign the area to be pedestrian-friendly, encourage commerce and to provide 'green space' that would enable developers to make downtown Brea homes and yards smaller while still supporting recreation and comfortable living. In addition, much of the existing buildings needed renovation and redesign to encourage homeowners, businesses, and investors to consider Brea real estate for living, working, and investing in.
In the late 1990's, Brea's downtown was heavily remodeled into a walker's and shopper's Mecca. Brea real estate underwent a significant change. Many of the crumbling buildings were torn down, to be replaced with mixed-use spaces and smaller buildings modeled after historic design elements found in Brea's heritage buildings. Shops were built to be attractive from the street. The Brea Mall has undergone significant development since the late 1980s and has brought in income from other cities. It has the second highest gross sales in Orange County. Mall revenues help pay for residential city services.
Brea homes also reflect the shift in development. Brea supports a variety of living space, from planned communities to mobile home parks. The Brea Redevelopment Agency, established in 1972, has been instrumental in encouraging and spearheading campaigns to improve residential areas for low-income residents, such as the Mobile Home Park Policy and Habitat for Humanity. The Agency has been instrumental in discouraging neighborhood decay and encouraging residential pride. The many Brea real estate improvements that have been made over the last ten years has made Brea homes of all prices excellent investments. Currently, Brea's housing market is one of the strongest in Orange County.
In part, this strong housing market is because of how family-friendly Brea is. Brea schools are among the top in state and national achievement tests, with several being recognized for their exceptional educational programs. The violent crime rate is much lower than the state average. Brea's new walkable design makes it safer and easier for young people to access
